Documents Acceptance Policy
The Cherokee County Register of Deeds is able to scan all documents presented to the office for recording.
With this new system we will need to have additional space on all documents presented for recording. We will need to have a minimum of 3” at the top of the front page on all documents and 1” at the top of each additional page on all documents to have sufficient recording room for the necessary recording information. This area needs to be completely blank and if this area is not provided we will need to attach an additional sheet before your document can be processed.
This additional sheet will become an actual page for your document. The charge for recording deeds, mortgages, or other instruments of writing is $21.00 and $20.00 for the recording of release or assignment of real estate mortgages for all documents submitted for recording that do not provide the requirement of 3” at the top of the front page and 1” at the bottom of the front page and 1” at the top and bottom of each additional page, with a ½” side margin (minimum). Per KSA 28-115.
KSA 28-115 “If sufficient space is not provided for the necessary recording information and certification on a document, such recording information shall be placed on an additional sheet and such sheet shall be counted as a page.”

SALES VALIDATION QUESTIONAIRES (link)
79-1437c. Real estate sales validation questionnaires; required to accompany transfers of title. No deed or instrument providing for the transfer of title to real estate or affidavit of equitable interest in real estate shall be recorded in the office of the register of deeds unless such deed, instrument or affidavit shall be accompanied by a real estate sales validation questionnaire completed by the grantor or grantee or the agent of such grantor or grantee concerning the property transferred.
